Cost needs to be evaluated in three parts: capital (initial/construction) cost, operational cost, and maintenance cost. Historical data indicates that only 35% of the total cost is the initial cost for the project, while 65% is associated with operations and maintenance (O&M). If only the initial cost is considered, it may seem somewhat high; however, when considering the overall life cycle, green buildings are certainly cost-effective.
