Jumeirah Island comprises 50 Islands with luxury waterfront residences, parks, leisure facilities and local amenities. The community has almost 800 villas, mansions and townhouses as well as the Jumeirah island club and Jumeirah island pavilions.
84 villas, townhouses and retail plaza were to be developed on one of the Islands within the Jumeirah Island package 1 & 2, and Team Consistent was engaged to provide the complete Infrastructure services for the entire island.
Infrastructure Requirements
The power distribution was on the High Voltage and Medium Voltage scale, since it covered the entire island’s services. This was optimally designed by Consistent team.
Service corridors were provided for protection and maintenance of each service, such as DEWA-Electricity and Water, Etisalat, Sewerage, Storm Drainage and Irrigation Systems.
The Island was developed with the Central Vacuum System to handle drainage.
Typically, drainage systems are designed with natural slope and work based on gravity, where the waste is collected through a network of manholes of the building, from which it is connected to the infrastructure network.
In vacuum drainage, the central pump force is utilized to carry the drainage. The manholes of the villas are separated with diaphragm to isolate vacuum pumping planned for infrastructure. In order to reduce the quantity of vacuum chambers, it is shared between groups of villas. The waste travels with force for a certain length and it is lifted with smooth bends by pump power. This technique eliminates the need of deep excavation and kilometers of drainage piping can be managed within excavation depth of 1.5 meter. This technique reduces initial cost to a large extent.
GAS tap off from infrastructure network of M/s Lootah BC GAS and location of Pressure reducing station in infrastructure.
Design Approach & Solutions
Energy-efficient LED Lights were selected and implemented in all the streetlights which also added to the overall aesthetic. The lighting control was using photo sensors and timers.
The project also includes a huge community swimming pool known as ‘the lake’. All the systems for its chlorination, waste disposal, hygiene and maintenance were designed by Team Consistent.
- Selection of materials is with a sustainable approach with Zero Ozone Depletion Potential (ODP) & minimal Global Warming Potential (GWP).
- Onsite STP plant to cater irrigation water requirements.
- Solar water heater was proposed for the generation of hot water.
Additional Operational Requirements
- Access panels are optimized by designing the services in such a way so that all services entry inside each apartment shall be accessed from a single location. Proper access panels for all services and shafts provided.
- Hot water recirculation systems and thermostatic mixing valves were designed and installed during the progress of the project based on client’s requirements.
- Light fittings with control philosophy designed during the progress of the project based on the client requirements.
The Difference We Made
The LPD of the overall project was achieved at below 0.3Watts/sq.ft. Overall Power consumption for the project was achieved at nearly 15 Watts/sq.ft including Air Conditioning.
