Building Information Modeling (BIM)
Welcome to a new dimension of Building Design.
Building design has traditionally been a two-dimensional affair. With a pencil and a paper, many iconic buildings have been conceptualized. The advent of computers translated this to the 2D modeling software such as AutoCAD. However, in the age of the Fourth Industrial Revolution, where Digital and Information Technology is revolutionizing every field, building design has also evolved into new dimensions.
Over the last two decades, highly integrated design processes have become possible with 3D modeling and simulation software, known as Building Information Modeling (BIM).
3D BIM is an intelligent system which allows inputs to be shared among various stakeholders- architects, engineers, owners and operators. This allows the designer, architects, structural and MEP engineers to create a continuously evolving and updating model of the building. BIM assists in assessment and improvement of all aspects of system design and performance before implementation.
The platform of BIM allows the integration of geometric and non-geometric information such as timelines, costs, maintenance frequency, contact details etc. It assists the building owners and operators to review and analyze how the building was conceptualized and developed and plan their operations accordingly. BIM also assists in generating automatic alarms, scheduled reminders to the facility management as well as specialized vendors, in case of any abnormalities observed in the system operation.
The key for successful implementation of BIM is proper data management for which all stakeholders should establish the expected deliverables at the end of the project as well as a proper BIM execution plan. We have handled multiple projects with LOD 300 level. However, the 5-star Dorchester Hotel project in Business Bay is one of the major projects completely designed to the level of LOD 500 on the Revit platform.
Not only does BIM assist throughout the Design and Construction phases, but it can also play a role in the Operation and Maintenance stage. If data models are created and linked to the Facilities Management BIM, owners can use it to manage and monitor resources, maintenance and cleaning, long after completion.
