Building a commercial complex in a prominent business area in Mumbai is no mean feat. Along with energy-efficiency and optimum functionality, the design must also be properly laid out considering the space constraints and locale. Team Consistent had precisely this in mind when it designed the MEP systems for 1 Arocity.
C & J Corporate Park Pvt. Ltd. wanted to develop their own plot and convert it into a commercial office complex with the name ‘1 Arocity’. The plot being located in North Central Mumbai with high demand for office spaces, Consistent Engineering Consultants Private Limited (CECPL) was entrusted with developing MEP systems for the complex.
The commercial complex (2B+G+8+R) has a built-up area of 275000 sq. ft. Team Consistent achieved a 20% reduction in power requirement, and the service spaces, were designed in 3.5% of the entire built-up area.
Cost-effective Design
Cost-effectiveness was a key criterion for the design. Hence, Team CECPL suggested various options to ensure the cost was optimized. For e.g. designing the project with shell and core concept, or designing with inclusion of VRF, where all tenants will be provided their own VRF machines.
In order to reduce initial cost, only common area AC (VRF) was provided by the developer and reusable places were provided with sleeves and dedicated spaces for outdoor units were planned. Thus, the developer spent only 25% of the cost of the HVAC system considering common areas and fresh air units. This also gave flexibility to office operators to control AC consumption.
Similarly, provisions for outdoor machines and piping between the outdoor and indoor sections were planned. This approach not only reduced the initial cost but also succeeded in lowering operational cost.
A United Footprint
Considering the importance of space in a prime area of Mumbai situated near the airport, it was crucial to establish proper space planning of services to maximise efficiency of space. The service spaces, as ultimately designed, were only around 3.5% of the entire built-up area.
Noise Concerns
In order to ensure the offices are not exposed to the noise pollution from the busy areas of the airport situated nearby, acoustic studies were carried out and systems implemented so as to eliminate noise concerns
Energy and Water Efficiency
The atrium zone of this commercial complex was served by an AC system having air distribution confined only to human operable lower level zones, in order to minimize the overall cooling load of the open zone. However, the continuous purging of air from the top level of the atrium ensures that proper convection current of air is set in to sweep the atrium volume and keep it cool all the time. This resulted in savings of overall energy as well as operational cost.
In order to achieve water-efficiency, common toilets were proposed on every floor with sensor-based faucets, and the wastewater was recycled for irrigation purposes. Thus, the maximum demand for fresh water was established at 49,000 litres per day.
Power Distribution
Power distribution was carried out in the most effective manner, resulting in the power requirement of the level of 84 W/sq. m. (2000 kW maximum demand for area coverage of 23,655 sq. m.). This then ensured the power supply for each proposed office zone. Also, the diesel generator set was designed to cater to essential loads like lift facility, fire pumps, etc.

Reconciling the space constraints, noise reduction, functional requirements along with energy and water efficiency gives an idea of how designing a commercial building is a balancing act. Team Consistent has acquired the necessary expertise to manage these parameters, and looks forward to more challenging projects in the sector.
