About the Project
Kempinski Hotels S. A. is a hospitality group founded in Berlin in 1897 as the Hotelbetriebs-Aktiengesellschaft. It currently operates 76 five-star hotels and residences in 31 countries. Starting in Germany, over the years Kempinski has extended its hotel portfolio to other parts of Europe and to the Middle East, Africa, Asia and Latin America.
The Kempinski hotel project in Dubai is situated in Business Bay. As such, it was designed to operate as a 276-Guest suites facility spread across 400,582 sq. ft. with the majority of its Guest suites, Restaurants, Spa, meeting rooms &BOHareas.
Design Approach & Solutions
When tasked with designing the prestigious Kempinski Hotel, our objectives were four-fold:
- The requirements of the Kempinski Hotel were of a high standard, and we realized there were space constraints in accommodating the requirement during the concept stage.
- We needed to adhere to the local and international standards for the hospitality sector MEP design; and provide the best possible design taking care of the logistical needs for all specialty departments.
- Our designs needed to live up to delivering the high standards of service, comfort and luxury offered to Guests by Kempinski Hotel.
- We aimed to achieve the optimum energy-efficiency and cost-effectiveness within the given set of constraints, going beyond the baseline figures.
Challenges
As mentioned, the first challenge was to design the MEP services within the available MEP infrastructure for the plot. The proper space & electrical power allocation for MEP services wasn’t possible due to operational space requirements of a luxurious hotel having to be accommodated in a relatively small building footprint. This unavailability of space & electrical power turned out to be a major point to work around.
The second was to implement an energy-efficient, cost-effective MEP design that simultaneously lived up to the brand of Kempinski hotel as a 5-Star service provider as per DTCM standards.
The third aspect of the project that made it challenging was that the Chilled water provision from M/s. Empower.
The Fourth challenge was to design the evaporative cooling for the open swimming pool deck area as per client/end user requirement.
Multi-agency Coordination
Team Consistent implemented an integrated design development process in coordination with all stakeholders, architects and structural engineers for achieving maximum efficiency. In this case, it meant designing custom-made unique solutions to accommodate services in limited space.
E.g. Building height is 102.18 m, intermediate fire water reserve and fire fighting pump set pumps recommended as per UAE fire code. However; due to limitation of electrical power the fire pumps had to be discarded and special approval was obtained from the DCD, to be confirmed by FLS consultants as per NFPA regulations.
Additionally, the entire design was carried out to achieve maximum indoor air quality, usage of demand control ventilation, daylight and energy efficiency.
Energy Efficiency in Design
Energy-efficiency has always been a cornerstone of Consistent Engineering’s designs. Considering ASHRAE standards as the baseline, Team Consistent strove to go above and beyond the call of duty.
- Demand control ventilation was provided, thereby regulating the air flow as per occupant requirements and saving energy.
- Variable Frequency Drives were used for energy conservation.
- Heat recovery sections comprising of air to air thermal wheel heat exchanger were added to the FAHUs to exchange cooling from the extract air duct risers, thus reducing the on coil temperature of FAHU
- All LED light fixtures were implemented to meet the internal ambience of different areas based on the function of the rooms. Lighting of common areas, parking and external areas were controlled using a programmable lighting control system with motion sensors, timers, contactor and photocell based on actual demand.
- Intelligent lighting control system included as part of Smart MEP design.
- Integrated Building Management System provided for overall control and monitoring, increasing energy-efficiency.
- Solar panels installed for generation of hot water
Other Design Measures
- Guest room management system provided for Guest suites
- Condensate drain from FAHU utilized for irrigation purposes to reduce the use of potable water for the same
- Dual flush/Low flow sanitary fixtures for toilets proposed to reduce the water consumption
Additional Operational Requirements
With the objective of designing a world-class hotel facility, some solutions needed to be implemented to satisfy the operational requirements of the Hotel.
Team Consistent provided design coordination for the specialist services provided by consultants, leading to an integrated design effort that optimized the comfort and luxury of service a Guest experiences.
- Guest room management system
- MEP design for Kitchen/Restaurants in coordination with Kitchen specialists.
- MEP provisions for Cold storage
- MEP Provisions for elevator, escalator and garbage specialist
- A number of specialty systems such as IP-based IT system, ELV, parking management, emergency and access control and security solution were coordinated and integrated together by the team.
- The team also coordinated design for the centralized RO system and water filtration, along with a temperature-controlled water supply system
The Difference We Made
Kempinski hotel was designed and executed to achieve good Indoor Air Quality, the highest international standards such as ASHRAE and energy efficiency in compliance with regulations such as ASHRAE 90.1. Team Consistent also succeeded in achieving higher energy savings compared to the baseline ASHRAE figures.
