Avenue Mall & Hypermarket is destined to be a popular entertainment destination in Sharjah, UAE. Operated by Lulu Group International (LuLu Group), a highly diversified conglomerate operating in 22 countries, it is located in the heart of Sharjah overlooking the famous Sharjah Cricket stadium, Sharjah vegetable market and a number of museums.
The project consists of more than 125 high end retails including 23 F&Bs, 6 cafes, cinema multiplex, kids play areas, family entertainment, Anchor shops, hypermarket, and department store.
With a built-up area of 1.3 million sq. ft., we targeted energy savings of 22% for the 2B+G+F project.
After detailed discussions with the client, we identified the key areas of concern for operation and started addressing those points during the concept stage.
Infrastructure Requirements
As the project was built on 5 amalgamated plots, the infrastructure framework provided needed to be modified and redesigned to fulfil the requirements of the mall. Hence, the authorities were approached early on to get approvals for said modifications, which were carried out in parallel to the design and construction of the mall.
Multi-agency Coordination
For this project, the client had assembled a team of international agencies, comprising eminent concept architects from London, FLS Specialist, Lighting Specialist, and Facade Specialist. These specialists were brought in during different stages of the design process to provide their expertise. Team Consistent worked to coordinate all the different agencies’ efforts and effect timely and optimized designs. Energy Modelling and Efficiency
Energy modelling and simulation was carried out with actual values at an early stage, demonstrating the effect of design choices as well as an estimate of savings in operational cost. The systems modelled included:
Ø Efficient wall construction assembly
Ø Efficient Roof Construction assembly
Ø High-Performance Glazing
Ø Reduced Interior Lighting power Density
Ø Water Cooled Centrifugal Chiller
Ø FAHU with Heat Recovery Wheel
Along with these, a number of other measures were implemented, such as a 3500 TR AC plant using energy-efficient 11kV/MV water-cooled chillers, variable-speed Water Cooled Chillers, Cooling Tower and Pumps, and demand control ventilation for highly occupied spaces.
Based on the above energy conservation measures, the proposed building was constructed to achieve 22% energy savings when compared to baseline in accordance with local regulations.
Other Design Measures
The plot was on a slope, having a difference in level of 3.5 m (end to end) which is equivalent to one floor. Due to this, car park extract design was a key challenge. After detailed engineering, the car park was designed having half area with natural ventilation using natural slope gradient, and the remainder was handled using car park extract fan. The sizing of fans and power required was reduced almost 40%.
Additionally, almost the entire roof was covered with skylights, leading to the introduction of roof service trenches for MEP services distribution.
Last but not least, waste water and condensate water collection, treatment and reuse were implemented, the treated water being used for cooling tower makeup water. Special arrangements were made for collecting stormwater for irrigation.
The Difference We Made
The project is under execution (approximately 70% completed) to achieve good Indoor Air Quality as per ASHRAE standards, and energy efficiency in compliance with international & local regulations such as ASHRAE 90.1.
