Runwal My City is a mega-residential complex located in Dombivali, Mumbai. WIth a plot area of 150 acres, 50 towers with a typical vertical spread of GF+23/27F. Runwal Group engaged Team Consistent for the entire MEP infrastructure of the project- water supply and drainage, fire protection system, electrical power/light distribution system, andELV systems like fire alarm, CCTV, Intercom, data, SMATV.
Challenges:
The location of the plot is distant from the city, and has a rocky land contour. Hence, rainwater harvesting system design had to address the challenging topography.
The plot also had a scarcity of water sources, thus requiring special, separate pipelines from a water source at a distant location.
For electrical power, the receiving station was also at a distant location; and getting the source of electricity within the plot was challenging as well.
All assistance was provided to the client for getting OC (Occupation Certificate) and the necessary documentation support for MOEP approval (Ministry of Environment and Forest) was provided which is an important milestone in the project completion and handing over process.
Design Approach & Solutions
As per the CFO guidelines, a dedicated fire pump room was designed to serve two towers simultaneously. Similarly, a transformer bay was designed for a given cluster of towers.
Energy Efficiency in Design
Lighting: LED light fixtures were implemented to meet the internal ambience of different areas based on the room function. Intelligent lighting controls contributed to the Smart MEP design.
Renewable Energy: Solar PV system with solar panels was designed on the roof to provide hot water to common toilets of each flat. This has helped in reducing the operational cost of electricity considerably.
Podium landscape: All provisions of water supply, drainage, power & light were provided to maintain the greenery of podium landscape.
Additional Operational Requirements
The provision of a backup Diesel generator set for ensuring the operation of safety lifts has been planned. In addition, this DG also feeds emergency lighting in the staircase and lift lobby to facilitate faster evacuation during a fire incident, as an added safety measure.
Multi-agency Coordination
Developers normally prefer suitable construction technology to improve the construction progress. In this project, the use of aluminum shuttering was carried out with the same purpose. However, when aluminum shuttering is used, the backup engineering inputs towards slab cutouts and openings need to be perfect and accurate. Any lapse in the same will cause the kind of rework associated with high cost. Hence, Team Consistent ensured proper design inputs to address this requirement.
